Area overview
Jumeirah Beach Residence, commonly known as JBR, is a waterfront community developed by Dubai Properties and located within the Dubai Marina district, directly on the Persian Gulf coastline. The development spans roughly 1.7 kilometres of shoreline and comprises around 40 towers organised into six clusters: Shams, Amwaj, Rimal, Bahar, Sadaf, and Murjan. The ground level is occupied by The Walk, a pedestrian promenade lined with retail and dining outlets, while The Beach adds an additional open-air retail and leisure area.
Properties in JBR consist mainly of apartments, ranging from studio units to four-bedroom layouts, with a smaller number of penthouses in the upper floors of select towers. Most units face either the sea or the Dubai Marina skyline. The area is served by two Dubai Tram stations and sits within walking distance of the Dubai Marina Metro stations, with direct road access to Sheikh Zayed Road.
The community attracts a mix of end-users and investors drawn to its beachfront position and its proximity to Dubai Marina's business and leisure amenities. Its neighbour, Bluewaters Island, is connected by a pedestrian bridge and hosts Ain Dubai, a large observation wheel, along with additional residential buildings.
