Area overview
Business Bay is a mixed-use district located directly adjacent to Downtown Dubai, along the banks of the Dubai Water Canal. The canal itself extends from Dubai Creek to the Arabian Gulf, running along the southern edge of the district. Business Bay is served by Sheikh Zayed Road (E11) and Al Khail Road (E44), and by its own Business Bay Metro Station on the Red Line, located within a short distance of the Burj Khalifa/Dubai Mall metro station.
The district combines commercial towers, residential buildings, and hotels, with residential properties consisting primarily of apartments ranging from studios to multi-bedroom units, along with a smaller number of penthouses. Waterfront promenades run along sections of the canal, connecting to retail and dining areas such as Bay Avenue. The area also includes several international hotel brands.
Business Bay attracts a mix of professionals working in nearby business districts, along with investors and residents seeking proximity to Downtown Dubai at a different price point. Its position between Downtown Dubai and the wider road network makes it a common transit point as well as a residential destination in its own right.
About the developer
DAMAC Properties is a Dubai-based real estate developer founded in 2002 by Hussain Sajwani, following the government's 2002 decision to allow foreign nationals to own freehold property in the emirate. The company was listed on the Dubai Financial Market in 2015. DAMAC has since become one of the larger private developers operating in the UAE, with a portfolio extending to other regional markets and to cities including London and Toronto.
DAMAC's master communities include DAMAC Hills, formerly known as Akoya by DAMAC, a mixed residential development of roughly 42 million square feet built around the Trump International Golf Club, an 18-hole course designed by Gil Hanse. DAMAC Hills 2, previously named Akoya Oxygen, follows a similar community model with a stronger focus on townhouses. DAMAC Lagoons is a more recent master community themed around Mediterranean coastal destinations, combining waterfront townhouses and villas.
